My process begins with motivation and financial readiness. A quality buyer has pre-approval, proof of funds, and a clear reason for purchasing—yield, location, size, or lifestyle. I ask direct questions and look for specifics. If a buyer provides vague or slow responses on finance, or is only “interested if the price is right,” I spend my time on stronger candidates.
Next, I check if the buyer has done their homework. Have they inspected the property, reviewed the contract, and researched ongoing costs, such as owners corporation fees? A buyer who wants information and understands the obligations is far more likely to proceed if the numbers stack up. If they ignore these details, it’s usually a red flag for delays or last-minute withdrawal, especially with investment apartments.
Serious buyers act promptly. They follow up, attend inspections, review documents and are quick to clarify terms. On the other hand, buyers who repeatedly reschedule, ask distracting or irrelevant questions, or hesitate to share their position tend to drift out of the process. In nearly every off-market deal I have rescued, the buyer was motivated, finance-ready and communicative—the others eventually disappear.
It’s also about scenario planning. I review multiple offers based not just on price, but on strength of deposit, settlement flexibility, and motivation. A clean unconditional offer can far outweigh a slightly higher but uncertain bid. Communication with buyers is always transparent: I make it clear what is required to be considered seriously, and I share relevant background with vendors so they understand my advice.
