Auction vs Deadline Sale for Blocks of Units in Victoria (Simon Abbott’s Take)
Should you auction your block of units, or offer it via a deadline sale? I’ve run both campaigns and seen each succeed—when you fit the sale to the block’s buyer profile.
Auction: best for ultra-prime blocks in inner Melbourne where multiple seasoned investors, syndicates or developers are already circling and unconditional conditions are expected.
Deadline/private sale: often smarter for tenanted, regional or complex blocks where buyers need finance or due diligence. It can flush out multiple offers and gives you control over the acceptance window.
I’ve seen deals stall when auctions didn’t fit buyer flexibility—especially with development potential, or key buyers needing more time. The key is reading demand early and being ruthless about changing strategy if needed.
