During private inspections, I watch buyer behaviour much more closely than their comments. A serious buyer spends time reviewing disclosure documents, asks detail-oriented questions, and comes back for a second look. I look for signs like calculating outgoings, querying rental history, or confirming owners corp levies.

Buyers’ agents are often more straightforward—they know what will be approved, how to structure offers, and whether their client will follow through. I prioritise agent-led buyers for off-market investment campaigns as they can communicate, collect documents, and settle deals more efficiently.

I also check buyer readiness on contract reviews and the settlement process. Buyers who engage with legal or finance professionals early, request contract copies, or ask about deposit timelines are serious.
