Rental bonds are one of the most misunderstood aspects of self-managed property management. Lodging the bond correctly, claiming against it, and navigating disputes through the Residential Tenancy Bond Authority (RTBA) or NSW Fair Trading all have specific rules. Getting this wrong is expensive.
Bond Lodgement — VIC Rules
- Maximum bond: 1 month rent (rents under $900/week). No maximum cap above $900/week.
- Lodgement deadline: 10 business days from receipt
- Lodgement authority: RTBA (rtba.vic.gov.au)
- Method: Online via RTBA Online portal
- Penalty for late lodgement: Up to $99 fine per breach
Bond Lodgement — NSW Rules
- Maximum bond: 4 weeks rent (rents under $2,500/month). No maximum above $2,500/month.
- Lodgement deadline: 10 business days from receipt
- Lodgement authority: NSW Fair Trading (nsw.gov.au/housing-and-construction)
- Method: Online via NSW Fair Trading portal
Claiming the Bond at End of Tenancy
- Conduct a final inspection against the condition report
- Document all damage with dated photos
- Obtain repair quotes (required for VCAT claims)
- Lodge a bond claim via RTBA or NSW Fair Trading within 14 days of lease end
- If tenant disputes: file at VCAT (VIC) or NSW Civil and Administrative Tribunal within 14 days
Common Bond Mistakes
