Rental Compliance Victoria 2026 — Complete Landlord Checklist

Victorian rental law changed significantly in 2021 with the Residential Tenancies Act amendments, and compliance requirements have continued to evolve in 2026. Non-compliance can result in VCAT fines, rental bans, and tenant compensation orders. Here is the complete checklist every VIC landlord must know.

Rent Increase Compliance

In Victoria in 2026: rent can only be increased once every 12 months, 60 days written notice is required, no maximum cap applies (market rent only), notice must specify the new amount and date it takes effect, and the tenant can apply to VCAT to challenge if the increase is excessive relative to market.

Bond Compliance

Maximum bond is one month’s rent for properties under $900/week. Bond must be lodged with the Residential Tenancies Bond Authority (RTBA) within 10 business days of receipt. Non-lodgement is a VCAT offence with fines up to $991.

Condition Report Compliance

A condition report must be completed and provided to the tenant before they move in. The tenant has 5 business days to return with amendments. Keep a signed copy — it is your primary evidence at VCAT for bond disputes.

Privacy and Entry Compliance

24 hours written notice for routine inspections, maximum 4 inspections per year, 24 hours notice for repairs and maintenance, and 24 hours notice for showing the property to prospective buyers or tenants.
