The Collings SMSF Property Hub is the central resource for Australia’s 1.1 million SMSF trustees navigating property investment in 2026, particularly in the wake of the SMSF residential borrowing ban. It covers the complete landscape of SMSF-eligible property structures.
What Changed in 2026
The Australian Government announced plans to prohibit new SMSF borrowing arrangements for residential property acquisitions. SMSFs can no longer use an LRBA to acquire new residential property. Existing LRBAs are not affected. Commercial property LRBAs remain fully available.
What SMSF Trustees Can Still Do
- Buy residential property outright with existing SMSF cash (no borrowing)
- Buy commercial property with or without an LRBA
- Invest in registered MIS property syndicates
- Invest in listed A-REITs on the ASX
- Invest in unlisted commercial property funds
- Hold existing residential LRBA properties (not affected)
