Is Strata Titling Your Block the Key to a Better Sale?

For owners of apartment or unit blocks in Victoria, the big decision is: sell the block as one title, or pay to strata title and sell as individual apartments? Simon Abbott’s 2026 view:

  • Strata titling increases the buyer pool: Individual titles let in more investors, SMSFs and even first-home buyers—more competition, higher per-unit price.
  • Costs and time: Surveying, legal, council and body corporate setup—often $50k–$120k+ depending on complexity.
  • Deal risk: If the block is already let, some tenants could be displaced during process. Approvals can drag out months in some councils.
  • When it pays: Blocks in middle-suburban or lifestyle locations can see a significant premium when sold as individual units. Institutional/investor-only stock may attract less uplift.

Simon’s real story: On several blocks, strata titling unlocked an extra 15–22% uplift on sale—whereas on vanilla rental-focussed blocks, premium may only cover the titling cost.
