What to Do If Your Block of Units Isn’t Selling (Simon Abbott’s 2026 Advice)

First, don’t panic—but don’t keep waiting for a miracle. After 2–4 weeks with no real engagement, I review:
(1) Buyer fit—is your campaign targeting investors, syndicates, and buyer’s agents?
(2) Market accessibility—enough info packs, rent ledgers, and disclosure for due diligence?
(3) Price vs net yield—does your number match what current investors will pay?
(4) Flexibility—can you split the block or offer creative terms?
(5) Change tack—sometimes moving from public to off-market attracts buyers who value privacy.

Owners stuck with unsold blocks often need a radical new approach. I’ve turned around sales by targeting my private database, refreshing docs and coaching tenants. If you’re stuck, let’s fix it.
