Spotting failures early is what separates a result from a drawn-out campaign. Here’s what I look for—based on 100+ Victoria investment and block-of-units sales in the last five years.
5 Early Warning Signs
- Lack of pre-launch buyer database engagement: Your agent says they have buyers, but nobody requests the IM or organises block inspections.
- Zero or very few direct (non-bot) web enquiries in first week
- Low or no inspection turnout—especially after a targeted email campaign
- Buyer questions focused on weak points (strata issues, irregular tenancies, maintenance), not value/tactics
- Price feedback consistently below expectation
Simon’s Advice
Most campaigns that eventually “fail” showed red flags in the first 10 days. Hoping new buyers will “appear with more time” isn’t a strategy. Fix process, pricing, or buyer targeting right away.
