Honest Vendor Appraisal: Why Highest Price Isn’t Always Best—And What To Ask Instead

I have seen too many campaigns stall by pricing to the hope, not the evidence. While it can be tempting for a seller to choose the agent with the highest appraisal, my advice is to look for substance: who is explaining the result, who is showing the comparable sales, who is walking you through actual buyer demand?

A high price with no clear plan or buyer profile is just a distraction. The real question to ask at appraisal: What strategy will be used to find qualified buyers at this number? When I appraise a property, I bring buyer feedback, data from recent campaigns and live comparable sales. This means you see the same numbers buyers see, and there are no illusions.

Agents who “buy listings” by quoting high do not serve your interests. Their campaigns often end in painful, public price drops or months on the market with irritated buyers. I would rather walk away from a listing than damage my reputation by promising what can’t be delivered. The right vendor relationship always starts with honesty, not flattery.

True value is established by both evidence and buyer behaviour. After launching, I monitor who is engaging and what real offers are coming in relation to the appraisal. If feedback shifts, I advise quickly. My job isn’t to tell you only what you want to hear, but to map the best possible sale with numbers that stack up for all parties.
